For an Emaar owner, a booking is only the beginning. Access approval, guest reporting and a compliant arrival process must work together. Quasi-Homes combines a digital guest-registration workflow with on-ground hospitality.
01 · EMAAR guest registration
Properties subject to EMAAR reporting must submit guest details to the EMAAR access portal. The owner/operator needs the property registered and active EMAAR community-portal credentials. DET Holiday Homes reporting is a separate connection.
QUASI-HOMES
Our integrated guest-registration workflow collects the required guest details and can transmit them to EMAAR automatically once the specific property's connection is activated and validated. Our team reviews submission statuses rather than treating a sent request as an accepted registration.
02 · Submission on the arrival day
The documented EMAAR reporting workflow has a specific constraint: check-in records are accepted only for the actual day of arrival—not for past or future check-in dates. Invalid credentials, missing details or an EMAAR timeout can stop an automated submission.

We prepare guest details ahead of arrival, use the enabled software connection for the same-day submission and follow up on rejected or missing records. Where required, our operations team manually corrects the data and submits directly in the EMAAR portal; automation is supervised, not left unchecked.
03 · In-person check-in and check-out
Published Emaar Community Management rules for The Greens & Views and Emaar South require authorized holiday-home operators to be present at guest check-in and check-out. The applicable rules must be confirmed for each building: this is not a verified universal condition for every Emaar tower.

Quasi-Homes arranges an on-ground welcome and coordinates a supervised departure where the building rules require it. We confirm access with security, explain the property's arrival instructions and resolve guest-entry issues on site instead of relying exclusively on remote self check-in.
Why this matters to an owner
The difference is not simply uploading an ID: it is knowing which portal to use, when to send the data, whether the building requires a staffed arrival, and who fixes a rejected registration. These checks are built into our onboarding assessment for Emaar properties.
Property-by-property verification required. Software-supported submission depends on an active, validated property connection, valid credentials and complete guest data; successful reporting is not guaranteed. Community rules and permission for short-term stays are determined by the specific building and competent authorities. Quasi-Homes is an independent operator, not an Emaar-appointed partner.
Keep Port Rashid separate from Dubai Marina in your assessment. Compare genuinely relevant operating homes and record their building, layout and observation date; a similar project name is not a comparable location.

Plan arrivals around the actual entrance
Confirm the building and parking entrance rather than using a general marina pin. Check luggage drop-off, supplier routes and any temporary access changes before preparing guest instructions.

Record balcony condition, external hardware, glazing and the developer's care instructions at handover. Include preventive maintenance and appropriate cleaning in the operating brief before discussing expected owner income.
