Identify tower and unit configuration
Match the apartment plan to the correct tower and entrance. Do not apply the capacity, linen stock or maintenance budget of a studio to a multi-bedroom residence or penthouse.

Distinguish residence access from club access
Ask which pools, club and sports facilities are included for residents and which are available to temporary guests. Record booking rules, fees and opening status before adding any of them to a listing.

Prepare a mixed-use arrival plan
Confirm the residential lobby, drop-off, parking and service routes independently from retail or leisure entrances. Use the resulting brief to assess guest care and housekeeping without assuming short-stay permission.

Keep tower and residence format in the assessment
Identify the Mercer House tower and floor plan before choosing comparables. A studio and a large penthouse need different turnover allowances and guest-capacity checks. Record which shared facilities short-stay visitors can use and whether access carries a separate fee.

Agree responsibility for the interior
Before installation, decide who approves replacements, specialist cleaning and repairs, and how expenditure is authorised. Record finishes and equipment in a dated condition inventory. Separate recurring service charges and operating expenses from initial furnishing when reviewing the owner’s expected net result.
