Separate project design from delivered reality
A developer's project page can illustrate planned facilities and apartment types. For an owner, those details are a starting point: obtain the latest handover pack and verify that amenities and access arrangements are actually operational.

Define the furnishing boundary
At projects offering furnished configurations, request an inventory by unit. Check durable linens, kitchen equipment, replacement stock, smart access, Wi-Fi and appliance warranties; a furnished sales specification is not automatically a guest-ready inventory.

Assess the exact hospitality use
Check ownership documentation, building rules, relevant Dubai permits and any association restrictions for your precise apartment. Only then compare potential management scopes. Do not treat a developer's promotional return figures as unit-level performance.
