Ask what the percentage applies to
Ask whether management fees are calculated on accommodation revenue, collected revenue or another basis. Identify channel commissions, payment fees, cleaning income and cleaning costs separately. Do not compare two percentages without understanding both bases.

Make deductions traceable
Agree approval limits for maintenance and how invoices are supplied. The statement should reconcile stays, adjustments, costs and payout. Request an example with personal guest data removed and clarify when cash is actually transferred.
